What should the customer know about your pricing (e.g., discounts, fees)?

For management and leasing services, our pricing is based on a few factors, including the size and make-up of the property and rental value. We offer competitive rates, and with the best management software and team available, we provide an excellent value. Management is often less expensive that most people think, and our relationship with vendors helps keeps incidental costs along the way down. Additionally, clients who hire us through Thumbtack get their first month of management services free!

What is your typical process for working with a new customer?

First, we discuss what's important to the customer. What are they looking for, what do they need, and how can we best meet those needs? Once we find that we are a fit, the next step is to take a look at the property. We offer rental assessments as well as a management consultation so each customer will know what the process will entail. Then, after an exchange of information, we set up the customer with a dedicated Property Supervisor and we are usually ready to take on management or new leasing projects almost immediately.

What education and/or training do you have that relates to your work?

We are required to do continuing education to keep our license active. In addition, we do a lot of extra training and classes throughout each year. We also receive new information and keep up to date with the latest in property management through our affiliations with the AOA, AAGLA, NARPM, a number of Realtor Associations, local Chamber of Commerce organizations, and more.

How did you get started doing this type of work?

Our owner and broker, Mike Shaar, was raised in this business. His parents bought their first apartment building the year he was born. He has always enjoyed the business and is in this industry full time as a manager and Broker.

What types of customers have you worked with?

We work with everyone from the individual homeowners who have never rented a property before to large property investors. The benefit of property management is different for everyone, and we have provided that service to owners of single family residences, multifamily residences large and small, and a range of commercial properties.

Describe a recent project you are fond of. How long did it take?

We recently took on management of three large multi-family properties in the Glendale area. The owners of the property had self-managed for years, and within a month of them contacting us, we were collecting rents, providing maintenance, leasing, and performing a variety of management services for them. Their level of involvement on the properties has dropped, and they are now able enjoy their own time. Meanwhile, we have taken great pride in managing and maintaining these beautiful properties. This was truly a win-win project that was both a challenge and a reward.

What advice would you give a customer looking to hire a provider in your area of work?

Look for referrals from their customers and check their rating on the Better Business Bureau. Check if the business has a long standing reputation in the community. Make sure their rates are reasonable, but also reflective of the services and experience they offer. Make sure they have a good relationship with a variety of vendors.

What questions should customers think through before talking to professionals about their project?

The number one thing a customer should have in mind is "What do I want out of property management?" Are you looking to maximize your investment? Are you looking to rid yourself of the headache that can come with managing tenants? Are you in need of a better rent collection and accounting system? Is your main concern finding good, quality tenants? Any good management company should be able to provide you with an answer as to how they help do exactly that.
