We offer the following: - Tenant Placement - 67% of 1 month's rent - Project Management- This is property preparation to get the home rent-ready and is included in Tenant Placement - On-Going Management - $135/mo - Traditional Sales & Purchase - Commission dependent upon fee allocation practices by property location - Aging-in Place & Accessible Living - Commissions and cost dependent on individual project conditions/needs

What is your typical process for working with a new customer?

The very first thing I like to do is hop on a call with the decision-makers. We can discover, discuss and brainstorm so much during a call. In-person is even better but in the current environment that isn't always doable. A virtual meeting is also an option. Once the basics are understood, I'll put together a proposal tailored to the situation, pricing analysis if relevant and short-term strategy with an understanding of various project completion strategies.

What education and/or training do you have that relates to your work?

I began my career as a research and data analyst which provides a solid foundation to assess the sensibility of a project and likelihood of a lucrative outcome. I've been a Realtor for 16 years and have concentrated on investing for the past 3 years. I am widely traveled and speak multiple languages. I also have had broad experience with disabled and critically ill family for whom the right housing was pivotal in their long-term health. These give me an understanding and empathy through lived experience for a wide range of people, cultures and situations.

How did you get started doing this type of work?

I got into real estate at the urging of friends in the business. I quickly found that there was a gap in the profession at the time for agents who based home-finding on the data as an equally important decision factor as the classic "needs and wants" list. Agents dedicated to ethical, transparent communication. As well, there lacked a real understanding of how a home properly modified can truly enhance quality of life and prolong it. Finally, in focusing on the investment component of real estate, I was impressed by how simple expectation setting and communication could transform a tense landlord/tenant relationship into a truly symbiotic one. I enjoy the persistent challenge of bring this nuanced approach to each client.

Describe a recent project you are fond of. How long did it take?

I began working with a new landlord who had a whole lot of work to be done on the home before it could be rented. After much consultation and many months of getting the work completed, we went to market and were inundated with interest. It was wonderful to see how much all our collective, collaborative hard work paid off!

What advice would you give a customer looking to hire a provider in your area of work?

I suggest shopping around. A good communicative and honest provider at the beginning is likely going to be a good provider for you long-term. Ask detailed questions and do the big picture math. What I mean by this is that the top line monthly fee/placement fee/commission is a quick but often misleading comparison when shopping around. Especially if one company charges additionally for services or isn't allocating sufficient time or resources to your project which could mean a longer vacancy time/hold time and cost more money in the long run.

What questions should customers think through before talking to professionals about their project?

Ask detailed questions like "are there any hidden fees or in the monthly charge all inclusive," "are you available only by email or also by phone," (strange to think they'd not be but increasingly true!), "do you charge for project management/notices/site inspections," etc.
