What should the customer know about your pricing (e.g., discounts, fees)?

The fees are structured and discounted based on the amount of properties. We are we are full-service and plans/ pricing can be customized and negotiated to fit on an individual needs basis.

What is your typical process for working with a new customer?

Will start with a complementary phone conversation so we can understand more about the current asset and what are the specific needs. From there we can meet at the Property or my office in person or move directly into how we can plan the next steps and identify a detailed timeline toward an agreed management plan solution.

What education and/or training do you have that relates to your work?

As an active Real Estate Broker and CPM, I have extensive knowledge of not only real estate investment and management but in addition over a decade of commercial lending analysis, business banking experience. I have credentials from the American Banking Association. The Institute of Real Estate Management. I am currently a candidate of The Certified Commercial Investment Member Association designation. I belong to the National Association of Realtors the California Association of Realtors, Orange County association of Realtors and AAGLA Apartment Association of greater LA. I have carried a 6&63 FINRA Investment licenses. I have an active MLO endorsement, Mortgage Loan Originator licenses through the NMLS national mortgage licensing system in connection with the California Bureau of real estate as well as currently Licensed by the California Department of Insurance for P&C Property Casualty and Life and Health.

How did you get started doing this type of work?

I personally was raised into the business starting from the ground up. My father Joseph Schaller, was a Los Angeles City Fireman of 47 years. Before joining the department he was in construction also having a Real Estate License, he and my mother continued buying and fixing investment properties working on them on his days off. I grew up in Glendale, CA working on family projects, learning hands on construction in the surrounding greater LA area. Mom also owned a finance company that I worked for giving me a well rounded understanding of credit and leverage, ROI, analysis etc.

What types of customers have you worked with?

We work with individual homeowners, small units duplex triplex, up to large multi family and mixed-use commercial properties. Our clients range from individual investors, one off inherited properties, out-of-state, out of the country ownership, Family funds, court appointed Trustees, Attorneys, Bank -REO departments. Etc.

Describe a recent project you are fond of. How long did it take?

Clients rely on my team to get their property rent ready on time and in budget. This frequently entails complete renovations from kitchen and bathroom remodels, painting, flooring, fixtures, landscaping along with many other upgrades or amenities. The end product is a property that shows well, has high marketability and in turn brings us quality applicants. The goal is achieved by focusing on cash flow to the owner, being able to effectively obtain top market rental income for the property in addition to building lasting equity.

What advice would you give a customer looking to hire a provider in your area of work?

I believe it's important that people are Ethical, have Integrity and overall can deliver on their promise. That they care, have a vested interest in the industry, the people and communities they serve. They must have the Credentials, show they put in the work, attend regular continuing education and association involvement to stay relevant with the changing laws and market environments. A lot of Property Managers I see maybe decent Real Estate agents or good maintenance workers but are Not skilled at running a business. It's extremely important in this industry as you are trusting them in a fiduciary capacity for record keeping and the preservation of your largest financial assets.
