What should the customer know about your pricing (e.g., discounts, fees)?

We charge a tenant placement fee of either 50% or 60% of one entire month's rent to find and place a tenant. We charge between 6%-8% for ongoing management services. Service cost varies on the type of properties and the needs.

What is your typical process for working with a new customer?

The process for onboarding new property owners involves several steps: First we review and upload the management agreement into the online portal. Which includes the property setup and the landlord’s information. If the property is vacant then we will do an inspection of the premises and order any maintenance if needed. Once the home is clean and rent-ready, we will finalize the inspection and share it with the landlord on the online portal. We will then get professional photos of the property; in some cases, we will get a floorplan and 3D Matterport. Once the photography is completed we will post the property to over 25 of the most commonly used rental websites, including our social media sites. If the landlord wishes, we can also install a sign in the front yard or in an obvious space that is allowed by the HOA. Then, we will start the private showings one at a time or by open house. Then we will screen applicants - credit, background, check references, etc. Then we will get the lease signed Lastly, we will move the tenants into the unit and start the ongoing management process if hired to do so, or we will help the transition of the tenant and landlord to build a relationship.

Your main point of contact are all licensed agents, and Derrick, the Broker, has been in Real Estate since 2002. Legacy Property Management has managed over 1 billion in assets and currently services over 400+ properties with a staff of 17 and growing.

How did you get started doing this type of work?

Derrick D'Acolatse started in Real Estate in 2002, in the lending industry. After the crash of 2008 he decided to pursue a career in property management. He learned his way from working for a company that had a national franchise presence. He then learned that he could do better than the franchise was offering and went out on his own to open Legacy Property Management of Silicon Valley in 2012. From there, he grew the company by developing strong relationships with clients, vendors, and networking partners. Now Legacy Property Management has a growing presence in the Bay Area and is known for its high standards.

What types of customers have you worked with?

We work with individual landlords and large investor groups. Most of the clients we serve live out of state and out of the country. We like to work with people we know we can communicate effectively with.

What advice would you give a customer looking to hire a provider in your area of work?

Find a manager that has a good reputation, good follow-through, and can clearly listen to your needs and how to work best with you and for you.
