What should the customer know about your pricing (e.g., discounts, fees)?

There are no out of pocket services to you. My payment is based on commission whether you are a buyer or seller. Which is why I carefully choose my clients and make sure they are qualified and ready to buy or sell. We offer Assistant Property Management Services to Landlords for $40/hour by a licensed Realtor. We can assist with bookkeeping, tenant relations, maintenance requests, leasing, and marketing vacant units.

What is your typical process for working with a new customer?

For Investors - I help you find distressed properties and off market listings at the lowest price. I can also help you evaluate a deal and send out letters of intent to property owners you want to purchase from. I can help you negotiate with integrity and build trust with my investors though honesty and skill. I help investors make the numbers work for them. For Buyers - I make sure my buyers get prequalified for the amount of the home they want to purchase before we do any showings or offers. Once we have that information, we start procuring a list of properties that suit your taste and budget For Sellers - At our listing appointment, I provide a 50 page CMA (Comparative Market Analysis) using my expert knowledge of the market and price your home to sell quickly and easily even in today's buyer's market. I will also give you a Seller's Net Sheet which will outline the total amount of profit you will end up with after all expenses are deducted from the transaction. I will also make sure that your home is going to sell by taking professional photography, staging (if needed), creating a 3D tour virtual walk through, drone photography of the house from above, internet marketing, putting the home on the MLS, inviting other agents to come to view your home for a brokers open house, hosting regular Sunday open houses, and negotiating the best offers for your home.

How did you get started doing this type of work?

I started in 2009 because I have always been interested in the asthetic of architecture and residential real estate since I was young. It felt like the most natural career path to combine my love of interior design, architecture, business and finance.

I have worked with a range of customers from students to retirees to buy, sell, rent and invest. I have worked with creatives, business owners, and out of state clients. I love meeting new people and I would love to work with you!

Describe a recent project you are fond of. How long did it take?

One of my favorite projects is in the multifamily commercial real estate space. I am an investor myself and I love to learn about property management and investing in residential properties. My favorite part of the process is running numbers for myself and investor clients.

What advice would you give a customer looking to hire a provider in your area of work?

I would make sure that person is licensed because there is a high code of ethics that we are Realtors must follow, both finacially to our clients and ethically. Second I would look for someone who is going to be honest and value your time. That means a Real Estate Agent who will make sure your ducks are in a row from start to finish when it comes to making a transaction. It will save you a lot of headaches in the future.

What questions should customers think through before talking to professionals about their project?

For buyer's they need to speak with a local lender and get a pre-approval letter. This is because when it comes time for them to make an offer, they will have legitimacy. For sellers, they need to run the numbers and feel comfortable with the amount they are willing to accept. The market changes month to month so it is important to know what the stats are. Sellers might want to sit tight now so they can continue building equity and hold onto lower interest rates. It depends on the individuals situation. Inventory is low as of this year so it might be a great time to get top dollar.
