What should the customer know about your pricing (e.g., discounts, fees)?

We are an all-inclusive property management company. Our services include screening the tenant, managing tenant move-ins, move-outs, rent collection & distribution along with maintenance requests. Our rate is 7% of the monthly rent for all the work we do and each month, the rent is distributed to the owner in a timely manner and a taxable format.

What is your typical process for working with a new customer?

Our process of working with a new customer begins even before any agreement is made. We first start with an introductory meeting to see if we are on the same page with the owner and have the like-minded goal of generating rental income with their rental property occupied by the best possible tenant.

What education and/or training do you have that relates to your work?

I have been in the property management space for over 7 years and received my bachelor's degree in Real Estate with a deep understanding of Real Estate Law. I also received my Real Estate Broker's license and am constantly updated on new laws for landlords that take effect and how to best handle them.

What types of customers have you worked with?

We've worked with all kinds of tenants. Good, bad, and really bad. We have done section 8 and other vouchers as well. After years of management experience, we understand the most important part of the management process is screening and getting the right tenant in place. Some tenants may be looking to take advantage of a property owner and the prospect may look sincere to the untrained eye, but we have a 6th sense for these kinds of tenants and get rid of the issue before it starts by only putting in the best tenants.

Describe a recent project you are fond of. How long did it take?

We recently had to help a new investor rent out a 4-plex when all the units were delivered vacant. We quickly got them in shape and moved in the right tenants within a month and a half!

What advice would you give a customer looking to hire a provider in your area of work?

I would suggest to the customer to ask the property manager how they handle bad tenants and how they resolved the issue previously. Another great question to ask is, "How detailed is the lease and what does it cover?" This is important because a great property manager will have preventatives in place to prevent any issues that may arise that may hold the owner accountable. A great property manager will have a detailed lease that describes what behavior is expected from the tenant and how we will manage issues that may arise, this ensures the owner in having protection.
