What should the customer know about your pricing (e.g., discounts, fees)?

Our pricing is all inclusive. We do not charge more to handle inspections, serve notices, or handle insurance/HOA items. We also only get paid when you get paid. So if rent is no rent comes in, we do not make a penny.

What is your typical process for working with a new customer?

To simply, we meet at the property with the owner to discuss preparing for move in and rental rates. We coordinate with vendors and list the home for lease. We handle showings and process applications. We then present those applications to the owner for approval and then collect first month's rent to secure the tenants. We prepare an updated lease and disclosures as well as move in inspection with pictures for the tenant to sign off on. Then we manage repairs, collect rent and provide statements to our clients.

What education and/or training do you have that relates to your work?

I received my Bachelors degree in Business Marketing from Concordia University. After which, I received my real estate license then later on my broker's license. I complete annual continuing education and go beyond on that with specific property management and ethics classes.

How did you get started doing this type of work?

I have always been interested in real estate and property management. I worked with another office in Huntington Beach and then was poached to come over to Sail Properties.

What types of customers have you worked with?

We happily serve first time landlords, mom and pop type, single property investors as well as larger trust and corporations that own multiple properties.

Describe a recent project you are fond of. How long did it take?

We recently took over managing a property where a tenant was behind on rent. While educating the tenant and presenting ourselves as professionals, we were able to negotiate a payment which has relieved a lot of stress for both parties.

What advice would you give a customer looking to hire a provider in your area of work?

Make sure they are experts on the ever changing laws and do amble property management work in the area. A huge benefit to our office is the volume of properties we manage. We received discounted pricing from vendors, can switch tenants/applicants from what property to another and are familiar with handling all types of situations.

What questions should customers think through before talking to professionals about their project?

How many properties do you lease per year? How do handle a violation of the lease agreement by the tenant? How many times have you had to evict a tenant that you have placed in the home?
