What should the customer know about your pricing (e.g., discounts, fees)?

We are a flat fee service. All of our management duties are included in our monthly charge.

What is your typical process for working with a new customer?

We start with analysis of the investment including any leases currently in place or tenants occupying their units. After our analysis we advise our clients on how we will stabilize the subject property and maximize the investment.

How did you get started doing this type of work?

Many of my past residential real estate sales clients expressed a need for tenant management during the Foreclosure crisis in 2009. Because they trusted me they requested I assist them and after success in the marketplace a new company service was created.

Describe a recent project you are fond of. How long did it take?

One of our clients informed us they would be selling their unit and no longer needed our services. We were able to finish our relationship with this customer by assisting their Realtors in getting the house ready for market. We coordinated our work crews through the home and were able to make necessary repairs after tenant departure, install new carpet, paint, and complete the tenant security deposit return all within one week.

What advice would you give a customer looking to hire a provider in your area of work?

It is important to find someone local, work with someone who you can reach by cell phone, and avoid large companies which do not view your rental as their own, but instead as an account.

What questions should customers think through before talking to professionals about their project?

Get a list of "add on" charges. Very few companies are true Flat Fee providers but most claim to be.
