Introduction

My philosophy is “a customer for life” and I employ that with every client I'm privileged to work with. My clients typically have little free time, so I put in the time and effort on their behalf. I will be right beside you, whether the first house we step into feels like home or dozens of showings are needed to find your perfect match. I enjoy the process of helping friends, new and old, and assisting in one of life’s more exciting transitions. Whether you’re a first-time buyer or seller, or long-time investor, I can help you feel comfortable with the process. I will answer all of your questions, so you can make the best decisions with confidence. I am located in Central Denver, but have worked with clients in Boulder, Fort Collins, Castle Rock, Idaho Springs, and all areas in between.

Q&A

What should the customer know about your pricing (e.g., discounts, fees)?

unfold fold
Here are a few key points about my pricing structure: 1. Commission only earned after a successful closing. 2. My standard commission rate is 2.8%, which is competitive in our market. 3. My fee includes comprehensive marketing, professional photography, staging advice, Transaction Serives, and open houses, ensuring your property gets the best exposure. No Hidden Fees: I believe in transparency, so there are no hidden fees. Any costs associated with marketing or other services will be discussed upfront. Discounts or Incentives are worth discussing.

What is your typical process for working with a new customer?

unfold fold
- Respond promptly and schedule a consultation to discuss the customer's needs. - Understand motivations and timelines; outline the buying/selling process. - Establish trust through sharing your experience and actively listening to concerns. - Create tailored marketing or search strategies. - Prepare and clarify necessary agreements. - (Sellers) Implement marketing strategies and provide regular updates. - (Buyers): Curate listings and offer insights.

What education and/or training do you have that relates to your work?

unfold fold
I have a BS in Finance from the University of Colorado. I have completed Pre-Licensing Education covering real estate principles, contracts, property law, and finance. I have passed the Colorado State Licensing Exam that tests knowledge of real estate laws, practices, and ethical standards. I have gained 20 years of practical training, mentorship, and hands-on experience in the industry with multiple brokerages. I maintain my license by completing continuing education (CE) courses annually that cover updates in real estate laws, ethics, and best practices. I am a National Association of Realtors (NAR) Member earning the title of "Realtor," agreeing to uphold the association's Code of Ethics and complete additional training as required.

How did you get started doing this type of work?

unfold fold
Back in 2003, I had an eye-opening experience while helping a friend tour homes. I found myself analyzing the service they were receiving and felt certain I could provide a more dedicated and insightful approach. With a lifelong passion for Architecture and Environmental Design, combined with a strong background in Finance, I realized real estate would allow me to bring together all these interests. Guiding clients to find homes they love and seeing their dreams come to life has made this career incredibly fulfilling.

What types of customers have you worked with?

unfold fold
First Time Home Buyers, Upsizing, Downsizing, Investors, have worked with them all!

Describe a recent project you are fond of. How long did it take?

unfold fold
This is like asking a parent which kid they like best. Every client has a treat and each timeline is about as unique as the clients. Have had buyers buy the first house they see and have had others take close to a year to find the perfect fit

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
Choose a realtor who prioritizes your needs, listens to you, will talk you out of home before ever talking you into one, knows the local market, communicates well, has a strong track record, is licensed (ideally NAR-affiliated), and has a solid marketing plan for selling properties.

What questions should customers think through before talking to professionals about their project?

unfold fold
1. What is your experience in this market, and how many clients have you represented in the last year? 2. What is your strategy for marketing and selling (or finding) properties? 3. How do you handle negotiations, and what’s your track record for closing deals? 4. What is your communication style, and how often can I expect updates? 5. What are your fees, and are there any additional costs I should know about?
