1. MILITARY RELOCATION PROFESSIONAL (MRP) Are you PCS’ing? Relocating is a fact of life for a military service member, I know this all too well. Whether you’re active duty, a veteran or a family member, you need a real estate professional who understands the challenges of military relocation. You need someone who will make your transition a smooth painless process while you focus on the moving process. You DESERVE a REALTOR® who has experience and first hand knowledge that has earned the Military Relocation Professional Certification to serve you throughout the process of buying or selling. Becoming MRP-Certified involves extensive training in the unique home buying and selling needs of active service members and veterans. My training covers: – Knowledge of housing options and resources available – Timing constraints – Requirements for VA financing including benefits and eligibility – Guidance through the rent, buy or sell decision making process as it applies to relocation and the current market of the area 2. CERTIFIED REAL ESTATE PRICING SPECIALIST (C-REPS) The Certified Real Estate Pricing Specialist designation is earned and maintained by members of NABPOP. Members of NAPBOP who pass the stringent BPO Certification test earn the designation. The NABPOP BPO training course teaches proper pricing and valuation techniques and how to evaluate and analyze real estate markets to ensure a high level of valuation and pricing accuracy. We are the most qualified Agents and Brokers to perform residential pricing and valuations. C_REPS are as accurate as Appraisers according to the NABPOP.org, as appraisers mostly rely on our expertise and will call on us to ask our opinion as well. 3. REALTOR® Did you know there is a difference between a Realtor® and a real estate agent? Not all real estate agents are Realtors®. The word Realtor® is a trademark referring to someone who is an active member of the National Association of Realtors® (NAR) in the United States that takes an oath to uphold a higher ethical standard than your average real estate agent, and are required to take yearly continuing education courses on topics relevant to real estate industry and changes. I am a proud to be a Realtor® and a member of the Pikes Peak Board of Realtors®, Colorado Board of Realtors®, and the National Board of Realtors®.

Describe a recent project you are fond of. How long did it take?

unfold fold
One recent project that I am fond of is a property that I helped a client purchase in a highly desirable neighborhood. The client had been searching for a home in the area for several months and had been outbid on multiple properties. I was able to successfully negotiate with the seller and secure the property for the client at a fair price. The length of time for the project took several weeks, once under contract under 32 days for whole process. From finding the property, to getting pre-approved for a mortgage, to the final closing date. I worked closely with the client throughout the entire process, keeping them informed and addressing any concerns they had along the way. I am proud of this project because I was able to help my client achieve their dream of owning a home in a highly desirable neighborhood and I was able to do it in a competitive market.

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
As a realtor, I would advise customers looking to hire a provider in my area of work to do their research and carefully vet potential realtors. This includes checking their credentials, such as their license and track record of successful sales, as well as getting personal recommendations from friends or family. Additionally, it's important to look for a realtor who is knowledgeable about the local real estate market and has good communication skills, as they will be your main point of contact throughout the buying or selling process. It's also important to look for a realtor who is responsive, easy to get a hold of, and has a good sense of urgency.

What questions should customers think through before talking to professionals about their project?

unfold fold
Before talking to professionals about a real estate project, customers should consider the following questions: What is the goal of the project? Are you looking to buy, sell, or rent a property? What type of property are you interested in? Is it a single-family home, a multi-unit building, or commercial property? What is your budget? This will help you narrow down your options and find properties that are within your price range. What are your must-haves and deal-breakers in a property? What is the timeframe for your project? Are you in a rush to buy or sell, or can you take your time? Are you familiar with the area where you want to buy, sell, or rent? Are there any specific neighborhoods, schools, or amenities that are important to you? What kind of professional help do you need? Do you want help with finding a property, negotiating the sale, or managing the closing process? Have you already pre-qualified for a mortgage or have a down payment? Answering these questions will help you clearly communicate your needs and goals to potential realtors, and will allow them to better assist you in finding the right property or buyer for you.
