What should the customer know about your pricing (e.g., discounts, fees)?

There is never any cost to a home buyer to use my services! For Thumbtack customers I will pay your Remax transaction fee of $399. Sellers fees can vary and are negotiable depending on the job and the extent of services. I would need to view your property and discuss your goals to determine an accurate cost.

What is your typical process for working with a new customer?

I like to talk either on the phone or preferably in person about your wants and needs. Whether you are looking to buy or sell a home, I like to get to know you to better help you throughout the process. Getting to know my customers is a big part of the process being successful for all parties. Buying or selling a home can be very stressful, and I am here to take that stress off your shoulders.

What education and/or training do you have that relates to your work?

I have had my real estate license since 2010 as well as ongoing training and education classes to keep me current with all the requirements and guidelines of the business. I am also very involved in a trade organization called the Women's Council of Realtors as the 2018 Secretary. This gives me even more access to education and helps me put together what I call my 'Power Team'. Every good realtor needs a group of related business people to help in different phases of the process. For example, mortgage lenders, insurance companies, home inspectors, and title companies are all important real estate related businesses that are critical to a smooth and successful transaction.

How did you get started doing this type of work?

I have been in sales professions all my life, and always was involved in real estate personally. But when I moved to Cape Coral and had an opportunity to make a change in 2010, I jumped at the chance to get into real estate professionally.

What types of customers have you worked with?

I have worked with customers buying or selling property of all types and price ranges. From a first time home for $50,000 up to luxury retirement homes over $1 million. I can help with any size/price property.

Describe a recent project you are fond of. How long did it take?

I have sold multiple homes within the past year that went under contract and were sold within days of listing. Good pre-marketing and building up the demand is key to getting a home sold fast. Correct pricing is also a critical aspect of selling your home quickly. I excel at analyzing the market and pricing property to SELL.

What advice would you give a customer looking to hire a provider in your area of work?

I would suggest speaking to agents and see who you feel most comfortable and click with. Rapport is very important because this is most likely the largest purchase/sale you will ever make. I would also suggest finding someone who has been in the business long enough to know the ropes, but not so long that they get bored and 'behind' in the latest technology and methods. The business of real estate has changed tremendously in the last 10 years. It is more and more online with initial searches on the web and social media plays a big part in successful marketing.

What questions should customers think through before talking to professionals about their project?

What exactly are your requirements in a new home, or needs as far as selling? What things can you compromise on? Are you willing to do what is needed to get your property ready to sell? If you are buying, have you been pre-approved for a mortgage so you know your purchasing power? What is your timeline for buying or selling?
