What should the customer know about your pricing (e.g., discounts, fees)?

Our fees: 75% of one month’s rent per property plus 10% of monthly rent starting on the 2nd month for full-service property management. Lease placement only one month’s rent per property. NO HIDDEN FEES vendor invoice are remitted to owner for payment. There are no upfront costs to the owner to onboard and no cancellation fees. We don't have a long term contract that locks you in.

What is your typical process for working with a new customer?

A video call will be scheduled to discuss your property management needs, expectations and the services we provide. During this consultation we will review and explain the property management agreement as well as a sample lease agreement. If, we decide to work together a property management agreement will be remitted for your signature and a prelisting inspection will be scheduled to access the properties current condition; if any repairs are required a detailed list will be provided. Once the property is ready to market professional photos will be taken and the property will be placed on the multiple listing service and syndicated to many social media sites. We also have a very thorough Tenant screening process and as a result an extremely low eviction rate.

What education and/or training do you have that relates to your work?

I have been in property management for about 20 years and as a real estate agent I select property management classes as part of my continuing education constantly keeping my skills sharp.

How did you get started doing this type of work?

I began my career in property management in 2002 for a top real estate company in the US Virgin Islands. I relocated to Florida in 2013 and continued in the property management field I also worked on getting my Florida Real estate license.

What types of customers have you worked with?

We work with investors, international owners and homeowners that moved out of the area.

What advice would you give a customer looking to hire a provider in your area of work?

I would advise homeowners to ask property management providers about their fee structure, maintenance and repair processes. Be sure there are No Hidden Fees.
