What should the customer know about your pricing (e.g., discounts, fees)?

To purchase a property, the buyer does not pay a fee to the real estate broker. The seller of the property pays the commission to the licensed real estate broker. Fees paid by the buyer include mortgage bank fees, property inspection reports, property appraisal and other title related closing costs.

What is your typical process for working with a new customer?

We meet for a consultation to gather as much information as needed to find them the best home for their wants and needs. I give buyer hand-outs explaining various steps in the buying process, such as seeking financing, inspections, and the appraisal process. They receive a list of several homes In the multiple listing service which might suit, and together we narrow down the homes with pictures and descriptions related to their criteria. For sellers, I go over the details of their home and the comparable homes in the vicinity to advise them of the best price to list the property to achieve the highest price, in the shortest time, and lest amount of stress. I give hand-outs on how to prepare their home for selling and other details. My goal is to build trust and to exceed their expectations.

What education and/or training do you have that relates to your work?

I have a Bachelor of Arts from Boston University and a Masters degree in education. I have earned my GRI-Graduate Realtor Institute designation from the Board of Realtors, State of Florida. Every 2 years, I complete 14-hour mandatory continuing education as well as the Code of Ethics course as required by the state of Florida. I have taken a courses and seminars with well known real estate coaches such as Hoss Pratt, Daryl Davis, Craig Proctor, Kim Dickey, among others. Over many years, I have personally carried out home renovations. While working under the brokerage of Michael Saunders & Co., I received several yearly awards for sales volume of 3 million and above, and a high sales volume award from community of Turtle Rock in Sarasota.

How did you get started doing this type of work?

I always had an interest in real estate and renovating homes. During a visit with family in Sarasota in 1991, I purchased a home on Longboat Key through a real estate brokerage in St. Armand's. That office suggested obtaining my license and joining them in 1992. This was a small brokerage of very experienced agents handling a lot of high end residential properties. These were some of the top producing agents in the area from whom I learned a lot.

What types of customers have you worked with?

I have worked with buyers and sellers in all price ranges from $70,000 to several million dollar properties from local, to out of state and out of country buyers and sellers. Many of my customers came from Germany where I had lived for 13 years and had been able to build a clientele. I represented clients of primary residences and well as vacation and 2nd homes. I have sold a lot of waterfront properties, serving clients from Anna Maria Island, and Longboat, Siesta and Casey Keys.

What questions should customers think through before talking to professionals about their project?

They should consider which lifestyle and which type of home would best suit them; whether it be waterfront, boating, or a golfing community; whether they prefer gated, deed restricted communities or non-deeded neighborhoods. They should research schools if needed. Of course, it's advisable to speak with a mortgage lender in advance about qualifying for a mortgage, and in which price range they would like to search.
