Manage It ATL offers boutique-style property management at prices that other property managers can't beat. We also offer everything you'd come to expect from a management company. Including full marketing, tenant screening, rent collection, inspections, and finances. We offer all of this, and more, at an $89 monthly management fee. With a 1 month lease fee. The leasing fee covers professional photos, listing fee, lock box, sign, and lease paper work. We offer a low cost renewal fee of $250 which includes: lease paper work and property inspection with photos.

What should the customer know about your pricing (e.g., discounts, fees)?

Our pricing is some of the most competitive in the area. With a monthly management fee of 10% of the collected rent, it includes everything you'd expect from your property management company. Contact us for our multiply property rate. There is no management fee charged if we do not collect rent for you. Meaning that you don't pay a dime while we market your property or if your tenant does not pay rent on time.

What is your typical process for working with a new customer?

With all of our new customers, we want to make sure we build a marketing strategy and management plan that works for you. We meet with every owner one-on-one to find out what your pain points are with your current manager, or with managing the home yourself. Helping structure a plan to eliminate those pain points for you. As well, we'll happily go through our entire management agreement and any and all questions you may have about it. We'll never pressure you to sign an agreement you don't fully understand.

For the team at Manage It ATL, we saw a need for homeowners who were looking for a customized, boutique-style management company without the worries of just being another number in a system. They were looking to build a long-lasting business relationship. All without paying the exorbitant fees associated with that. We offer the pricing you'd come to expect of a national property management company, with the service you'd expect of a small boutique agency.

What types of customers have you worked with?

Our team has worked with customers of every walk of life, all with different needs and desires with their plans for their homes. We most commonly work with homeowners who are looking to rent out a second home as an investment opportunity. Helping make sure we can balance the needs of renters and local laws while ensuring their property is generating revenue and increasing that revenue over the years. Aside from homeowner investors, we also work with homeowners who are looking to rent out their home while they travel, or while they move and settle into a new state. Helping fund life's biggest moments with the rent money they collect every month. Regardless of the homeowner we are working with, we understand that their home is one of their most expensive investments, and will be treated as such. Ensuring their needs are always met and their questions and concerns always answered. Allowing them to focus on the more important things in life while we take care of everything behind the scenes for them.

What advice would you give a customer looking to hire a provider in your area of work?

When looking for a property manager, you want to look for someone who, of course, has the experience that you're looking for. Not only that, but they should also have a team to back them up to ensure things are being done in a timely manner. Most importantly, you should feel trustworthy in your property manager, and feel that their personality shines through and is something you'd like representing you and your home. At the end of the day, Property Managers are all about customer service. They must ensure that both the wants and needs of both the tenant and owner are met. In stressful situations, you should trust that you're property manager is presenting you and your home in a positive light.

What questions should customers think through before talking to professionals about their project?

1) What are my goals with my home? 2) As a property manager, what all do you personally oversee, and what all is delegated to assistants or other departments? 3) What is your eviction rate? Your vacancy rate? Your renewal rate? 4) Do you collect management fees when my home is vacant? Or when my tenant is late?
