What should the customer know about your pricing (e.g., discounts, fees)?

We offer 8-10% management fee depending on the location and the scope of management you would like us to handle. We also offer just the tenant screening for 30-50% of a full months rent for owners that want to self manage their properties.

What is your typical process for working with a new customer?

We will schedule a phone interview with an owner to see if we fit your needs. We will then email you market comparables of your property to give you an idea of what your property can rent for. We will then provide you a company brochure and set up a meeting at the property to get a better idea of what the benefits and also challenges we might face.

What education and/or training do you have that relates to your work?

Graduated from Hawaii Baptist Academy with honors and from the University of Hawaii at Manoa in the School of Travel Industry Management with a bachelors of Science.

How did you get started doing this type of work?

I’ve known my Broker for over 20+ years. He was the #4 producer at Coldwell Banker within his first 4 years of working in real estate. When he told me to join his own brokerage I was excited and honored to do so.

What types of customers have you worked with?

Our clients range from first time home owners, trusts, mainland owners, foreign owners, outer island owners, multiple property owners, associations and single family home owners.

Describe a recent project you are fond of. How long did it take?

We took over a property at Nauru Tower that was vacant for over 6 months with another property manager. It had a lot of issues. It had electrical issues, AC not working, carpet stained, windows broken, appliances not working, and tile really dirty. We were able to coordinate all the repairs and get it listed in 45 days. We got it rented out to a tenant with a 800+ credit score and for higher than any other 2 bedroom in that building at the time.

What advice would you give a customer looking to hire a provider in your area of work?

We are all human and make mistakes. Property management can be challenging at times. But everyone at our company is very responsive and will correct any mistakes as soon as possible. You want a property manager that takes accountability and also is very communicative so that you do not have to worry. We are that company. We work one on one with every owner and tenant so we always know what is going on at all times.

Do you want a property manager that you can rely on and call and email and text and be your one on one point person or do you want a larger property management company that is not as personal?
