Once we have your appraisal on file we can update it at anytime for FREE! FEE SCHEDULE: Single $600 Land $600 2-4 units $750 Condo $600 · WE DO NOT PERFORM APPRAISALS ON COMMERCIAL PROPERTIES. · WE ACCEPT CASH, CHECKS AND MONEY ORDERS · APPRAISALS CANNOT BE RELEASED UNTIL PAYMENT IS MADE AND OR CHECK CLEARS.

What is your typical process for working with a new customer?

Typically, we have a homeowner or customer in need of a real estate appraisal contact us via phone, text or email. We will have a conversation with them about what their needs are and what they are looking to gain out of the real estate appraisal. We will proceed to set up a time for our appraiser to come out to the property and perform the visual inspection of the property. We then collect the payment for the job, and back to the office we go to write your appraisal report. Typically we will turn the appraisal report and deliver via email to you within 48 hours.

What education and/or training do you have that relates to your work?

We are certified residential real estate appraisers in both RI and MA. We hold the proper licensure and insurance to be able to provide an accurate valuation of your home. We are FHA approved, and you can work with us with confidence!

How did you get started doing this type of work?

This is the only work that we have ever known! Real estate. We are professionals and take our work seriously. Tom has been doing real estate appraisals for 35 years and brings comprehensive experience to the table. There is not a situation, nor appraisal that Tom can't handle.

What types of customers have you worked with?

We have experience handling all types of residential real estate work! Single Family Homes Condos Multi-Family Homes Land We do NOT appraise commercial properties, nor do we do land surveys.

Describe a recent project you are fond of. How long did it take?

After many years of working only with lenders and other financial institutions, we took a leap of faith that there had to be more out there! We wanted the ability to reach customers directly, people just like you and me! Instead of meeting tons of homeowners, where they really were not "our clients", and there wasn't a relationship to develop, we decided to find out if there were people who needed us! With the help of Thumbtack and other websites who allow us to be a PRO, we have quickly developed a base of our own customers! People who need our expertise, and our services! We have been able to provide those services to them at a reasonable cost, with a superior level of professionalism and great customer service and a speedy turn-around time! We love traveling all over RI and MA and providing our unparalleled services and hearing your stories! We are a full-service appraisal company with over 35 years of professional experience. Typically brokers entice property owners with inflated prices to encourage a listing agreement, next comes the inevitable reductions to the listing price. Our specialty is providing accurate property valuations so that you can make informed decisions upfront.
