Our property management services include and are not limited to Property Marketing (advertising), Tenant Screening (review financial and background information), Rent Collection, Property Inspections, and Maintenance, (we coordinate repairs.) What should the customer know about your pricing (e.g., discounts, fees)?

I charge the standard 10% of the gross rents and will vet, place and sign leases with tenants. Manage all accounting if income and expenses and manage repairs while keeping the cost down.

What is your typical process for working with a new customer?

Meet and evaluate your needs to see if we would be a good fit in a manager/client relationship.

What education and/or training do you have that relates to your work?

Besides a qualifying brokers license I have training interviewing individuals for Private Investigation work and I spent a few years remodeling houses which gives me an angle to repairs and maintenance issues.

How did you get started doing this type of work?

I started managing properties when I bought a duplex in 2002.

What types of customers have you worked with?

Most of my customers had me manage their investments for several years. The longest being 10 years. I’ve never been replaced by another manager. Clients sold the investments which ended the management contract.

Describe a recent project you are fond of. How long did it take?

Construction-wise would be an outdoor bbq island. I had left over metal roofing sitting on my property for years and used it to build an outdoor bbq to compliment my patio. It was the nicest addition to my patio and I can see how it would be a great addition to any backyard.

What advice would you give a customer looking to hire a provider in your area of work?

There are large and small companies. If you don’t mind working with several different people from a large office and want that company to dictate how your property is managed at your expense then that may be what you need. Being a small company, I manage properties how I would want mine managed if I hired someone to manage them. I would want to always communicate with one manager that knows my properties like they were their own which is how I manage clients’ properties.
