What should the customer know about your pricing (e.g., discounts, fees)?

Buyers and business tenants (renters) generally have no brokerage fees to pay in a commercial real estate leasing or purchase transaction. For sellers and landlords the commission schedule ranges from 3% to 8% of the gross sale or lease consideration dependent on a number of factors such as transaction amount and property type.

What education and/or training do you have that relates to your work?

Joshua is an industry veteran, born and raised in Columbus, OH, with well over a decades' experience in Real Estate and business. Joshua pivoted out of the retail banking sector in 2012 to begin his Real Estate career with New Life Properties, where he co-managed a 1,000-unit apartment complex. Joshua transitioned to OV Management shortly thereafter and soon became responsible for overseeing the operations of a $70 million portfolio of Retail, Office, and Multifamily properties, in addition to a staff of 22 Management, Leasing, and Maintenance personnel. He remained with OV Management for eight years before joining Alterra Real Estate Advisors in 2021. Joshua now dedicates his knowledge and expertise to advise on Market Conditions, Site-Selection, Investment Analysis, Property Acquisitions, Asset Management, Commercial Leasing, and Property Dispositions. His years of experience in Property Management have provided Joshua with deep, meaningful insights and a unique insider perspective that is tough to match. He works closely with Sellers, Landlords, Buyers, and Tenants to understand their goals, create individualized strategies, and facilitate the Sale or Leasing of Office, Industrial, Retail, and Multifamily properties. Outside of Real Estate, Joshua has started, owned, and operated two local businesses , Legacy Moving Columbus and Legacy Multi-Service, a household goods moving company and a painting company, respectively. He quickly scaled the businesses and oversaw management personnel for eight years until the pandemic led him to shutter operations in 2021. Joshua has also spent time consulting for small local businesses and performing weddings in OH and FL as an Officiant. He currently sits on two Advisory Boards and serves on the Board of Directors for the Clintonville Area Business Association (CABA). Joshua takes great pride in his community and stays active with several local community and charitable endeavors.
