What should the customer know about your pricing (e.g., discounts, fees)?
All of our real estate commissions are fully negotiable, with no set rates. Our property management services include a monthly service fee based on the rent collected, along with additional fees that may apply in specific situations, such as evictions, tenant late payments, coordinating repairs and maintenance, and renewing leases or re-renting vacant units. The monthly service fee may also vary depending on the number of units you bring under management.
What is your typical process for working with a new customer?
The process varies depending on whether a client is seeking property management services or looking to sell a property. In general, our approach begins with understanding each client’s unique situation. From there, we develop and deliver a tailored solution designed to meet their specific goals and objectives.
What education and/or training do you have that relates to your work?
I hold Real Estate Broker Licenses in both New Jersey and Pennsylvania, along with a New Jersey Property Management Certification. I also have a Bachelor's degree in Economics from Rutgers College and a Certificate in Data Science from Rutgers University. These credentials provide a strong foundation in market analysis, real estate investment management, and data-driven decision-making, enabling me to deliver exceptional service to my clients.
How did you get started doing this type of work?
I began my journey in real estate as an investor in 2015. As I gained experience and deepened my knowledge of the industry, I earned my real estate salesperson license in 2017. Building on my growing success, I obtained my broker's license and founded Avallon Real Estate Group in 2021 as an independent brokerage and property management firm in New Jersey. My passion for real estate investing, sales, and property management drives the way I operate the brokerage, and this dedication is reflected in the success we’ve achieved.
What types of customers have you worked with?
Avallon Real Estate Group proudly serves a diverse range of clients, from seasoned real estate investors aiming to maximize returns to first-time homebuyers, sellers, and landlords navigating the market for the first time. With extensive experience and the expertise to handle nearly any situation, we provide tailored solutions to meet our clients’ unique needs. Additionally, our well-connected network of trusted professionals allows us to seamlessly deliver the services and support necessary to achieve our clients’ goals.
Describe a recent project you are fond of. How long did it take?
One project we’re particularly proud of involved taking over management of a property where tenants were not adhering to their lease. Upon assuming management, we discovered unauthorized occupants in the basement, missing fire and safety equipment, and improper garbage disposal. Through proactive communication and enforcement, we successfully brought the property back into compliance with the lease and local regulations. Since then, the tenants have improved their behavior significantly and continue to pay rent on time, ensuring a better experience for everyone involved.
What advice would you give a customer looking to hire a provider in your area of work?
When hiring a real estate professional or property manager, look for someone with proven experience, a deep understanding of the local market, and a strong track record in achieving client goals. For property management, ensure they have expertise in tenant screening, rent collection, maintenance coordination, and legal compliance. For real estate sales, prioritize professionals who offer strategic pricing, effective marketing, and skilled negotiation. Always ask about their communication style, fees, and references, and choose someone whose approach aligns with your goals and who demonstrates a clear commitment to your success.
What questions should customers think through before talking to professionals about their project?
Before speaking with a real estate professional or property manager, customers should consider key questions to ensure they choose the right fit. For property management, ask about their experience with tenant screening, maintenance coordination, rent collection, and how they handle financial reporting, legal compliance, and owner support to achieve investment goals. For selling, inquire about their local market expertise, pricing strategies, marketing plans, and approach to negotiations. Additionally, ask both professionals about their communication style, fees, and what sets them apart to ensure they align with your needs.
