What should the customer know about your pricing (e.g., discounts, fees)?

My fees are tiered to capture owners on a budget or owners who are serious investors that want to build a portfolio of properties. Discounts and fees are conditional depending on properties owned and management needs (hands-on owners vs. passive ownership).

What is your typical process for working with a new customer?

The first conversation is short and to the point to establish a time for both parties to gather information and ask pertinent questions. I prefer to meet face-to-face before any iron clad details about pricing or services are discussed. Assessing the property and the individual needs of customers goes a long way in determining exactly what is needed or unnecessary. This also includes suggestions for improving marketability of the property. If face-to-face meetings are not possible virtual meetings or phone conversations can be sufficient as well.

How did you get started doing this type of work?

I've always had a knack for sales with an emphasis on positive customer interactions. Moving into property management was a natural transition as I many of the sales skills I have acquired over the years are directly applicable. Not to mention, I myself am interested in real estate investments, so I can share the knowledge I've obtained with current and potential real estate investors.

Describe a recent project you are fond of. How long did it take?

I was responsible for expanding a dental laboratory into a new state which was a first for the company that had been in operation for over 25 years. I was responsible for finding the partners, lab location and vendors responsible for executing my vision. In the end, as a result of the new established lab, the dental laboratory saw its biggest year in its over 25 years in existence.

What advice would you give a customer looking to hire a provider in your area of work?

It's important that you find a property manager with like minded goals. If both parties have great differences in how they believe your property should be managed, you should continue looking until you find the right fit. Your relationship with your property manager will in large part determine the success of your property.

What questions should customers think through before talking to professionals about their project?

What are your expectations in regards to property management? In other words, what exactly do you need your property manager to be responsible for? Do you need someone that will perform basic duties such as tenant acquisition, rent collections, coordinate maintenance or do you need a property manager that will step in and perform all duties related to the property. That could include paying all bills, eviction support or regular scheduled property inspections.
