What should the customer know about your pricing (e.g., discounts, fees)?

I typically charge a 10% monthly management fee for full-service residential property management services and 5% for commercial. There may be discounted rates available for multiple properties or if you do not desire full-service property management. What is your typical process for working with a new customer?

We will have a conversation to discuss your current situation as well as your long-term goals. If we decide we are good fit for each other then we can send you the necessary documents needed to get started and we can begin managing your property. What education and/or training do you have that relates to your work?

I am a licensed TN Realtor #348777 and I have an RPA (Real Property Administration) designation with BOMA. BOMA represents owners and managers of all commercial property types. An RPA designation brings a full understanding of all aspects of property management to a building owner with the overall goal to enhance the value of the asset through proper and strategic decision making.

How did you get started doing this type of work?

I started my real estate career managing historically registered high-rise commercial properties in the downtown Chicago, IL market. As I grew in my career, I managed a variety of investment portfolios including retail, medical, residential, commercial and vacation rentals. I have managed a variety of portfolios both in large urban areas as well as small rural areas and enjoy managing all types of investment properties.

What types of customers have you worked with?

I have worked with all types of clients including large institutional owners to investors with just one or two investment properties. I enjoy working with clients that want to grow their investment portfolios without the hassle of managing day-to-day operations.

Describe a recent project you are fond of. How long did it take?

A recent client had their house on the market for sale for several years and it just would not sell. He had contacted me to rent the property for income since he was having considerable trouble selling it. We first devised a plan to get the house rental-ready, but also to identify the reasons why it wasn’t selling. I was able to coordinate the contractors needed to make small repairs and improvements. However as I am also a licensed real estate agent I am able to market the property not only for rent but also for sale simultaneously. First come, first serve...and needless to say the client is very happy we were able to come up with a creative way to solve the problem. Make sure to ask what kind of guarantees are offered. We offer a variety of guarantees as well as a month-to-month contract so you are never stuck in a contract that is not working for you. We pride ourselves on earning your business month by month.
