What is your typical process for working with a new customer?
We being with a consultation with the owner to learn about the property and understand the owners property management needs. During the consultation we will do a comprehensive analysis of the property to see the rental rates in the market for similar properties. We will go over our Property Management agreement. We offer and agreement not a contract, the agreement can be cancelled with a written 30-day notice . We want you business because we earn in! Not because your locked into a contact. Once we agree on the terms we being our onboarding the property.
What education and/or training do you have that relates to your work?
Anna and I are Licensed Real Estate agents, we have managed properties for over 10 years. We are members of NARPM, NAR, TAR. We strive to be on the cutting edge of training by seaking continuing education classes that will give us the edge needed to market, manage, and provide profitability to our property owners.
How did you get started doing this type of work?
Anna and I started by creating our own real estate portfolio to diversify our investments. We enjoyed providing quality service to our tenants that provided them quiet enjoyment. We loved it so much, we decided to do it for other investment property owners. In Addition, with backgrounds in Law Enforcement and Finance, Katrina and Anna believe that they have the necessary skill set to be excellent property managers.
What types of customers have you worked with?
We work with all types of owners investors and companies. Owners with 1 property to companies with a portfolio of properties, and we intend to offer HOA services in 2022.
Describe a recent project you are fond of. How long did it take?
We recently worked with a new property owner to set up bids on a newly acquired property. It required an inspection, roof replacement, Masonry work, painting both inside an partial outside painting, landscaping, electrical work as well a plumbing work and fixture replacements. The inside Stairs needed the railing replaced as well. We secured bids, managed the work to completion. It was a 10 day process from the acquisition to when the home was ready to occupy.

It's a plus to have a company that can handle real estate brokerage services so you can deal with one company and have a one-stop-shop. Look for the highest quality property management services using state-of-the-art technology to keep the owners informed of how their investments are doing in real time, while providing tenants access to maintenance requests and billing. Ask about inspection services and if the company regularly checks by the property.
What questions should customers think through before talking to professionals about their project?
What are the services that are important to you as a property owner. If cost is your deciding factor, you can find Property Management companies with low prices, but the level of service mirrors the price.
