What should the customer know about your pricing (e.g., discounts, fees)?

Sellers from Thumbtack automatically receive a 1% listing discount off our 6% listing fee. First-time buyers will receive a free appraisal and home warranty (approx. $1,000 savings) For property management services, we can tailor a package to your needs but generally speaking, we charge $350 for an initial account setup and to fill the vacancy. I then charge 7% of the rent collected with a minimum of $100 and $250 to fill future vacancies. It's pretty simple and straight forward!

What is your typical process for working with a new customer?

It all depends on your needs. If you have a home to sell, I can give you a rough approximation of value of your home after reviewing the home's details, amenities, location etc. I would love to meet at your home so I can appropriately assess your home's value in a more meaningful way. For buyers... I just want to know what you want. Let's get you to a great lender to pre-approve you and then let's start viewing homes that you choose! MY AVERAGE BUYER DOESN'T HAVE TO MAKE MORE THAN 2 OFFERS BEFORE GETTING ONE ACCEPTED!!!!

What education and/or training do you have that relates to your work?

I am a licensed Realtor. I have also completed the necessary education to obtain my broker's license which means I have additional education and experience beyond that of the average agent. I am hold additional credentials such as: Seller Representative Specialist (SRS), Pricing Strategy Advisor (PSA), Certified Real Estate Negotiation Expert (RENE) and a Short Sale and Forclosure Resource (SFR)!

How did you get started doing this type of work?

17 years ago I was at a crossroads and looking for a career that would allow me to provide for my amazing wife and future kids. I had always been intrigued with the idea of selling real estate, so with the support of my beautiful and incredibly strong wife, we used our savings to go to real estate school, get my licensing and pay for some terrible business cards! It was a decision that has blessed our lives tremendously for the last 17 years! I’ve had countless opportunities to serve the most amazing people! Whether it’s watching young children race through a home and claim their future bedrooms, or helping a young couple achieve the American dream and purchase their first home, or assisting clients and builders design and build a new home, I absolutely love what I do!

Describe a recent project you are fond of. How long did it take?

A young couple, looking to purchase their first home recently contacted me. They had been looking for a home and made over 30 offers and had yet to have one accepted! Tired and frustrated, they called me after being referred by a previous client of mine. After several showings over a few days, we made an offer on a property. It was accepted and we closed a few weeks later!

What advice would you give a customer looking to hire a provider in your area of work?

Work with someone with lots of experience. There are many obstacles that can pop up along the path to a real estate transaction. Find someone that not only has navigated this path many times but is still hungry for your business and willing to earn it.

What questions should customers think through before talking to professionals about their project?

Sellers... find out what kind of marketing will be done. Do their fees include open houses, social networking (including paid ads), and what are their philosophies regarding pricing. Buyers... find out what their strategies are for getting you a home under contract... especially in today's market. I've talked to many buyers that submit 15 offers, or more, before they get one accepted. My buyers, on average, make less than 2 offers!
