Rental properties we manage are posted to dozens of different websites for maximum exposure (and minimum vacancy). We love matching houses to residents and new owners. Our goal is to fill a house in 30 days or less. As a professional property management company, we oversee payments, evictions, maintenance, and making sure our owners get paid in a timely fashion. PMI Virginia Virginia also buys houses. If you know of a hard-to-list property, we may be able to purchase it. Many times we fully rehab and convert properties to rentals, or sell them on the retail market. We purchase houses in as-is condition, turning them into beautiful houses and upgrading neighborhoods.

Whether someone is already living in the house or the property is vacant, we can step in now to do the heavy lifting for you! We are ready when you are!

What education and/or training do you have that relates to your work?

At PMI Virginia, all we do is property management. Our Brokers have combined experience of over three decades of residential property management and landlord experience! All of our Brokers are long-time members of the National Association of Residential Property Managers (NARPM), and Realtors. Our Principal Broker and Owner, Patti Robertson also serves as an Advisory Board Member of Rent Ready Norfolk, is a Lifetime Board Member of the Tidewater Real Estate Investors Group, and the Founder of the Hampton Roads Landlord Association. We give back and try to elevate our industry by educating and sharing best practices.

How did you get started doing this type of work?

Both of our Brokers Drick Ward and Patti Robertson, started as landlords who eventually got licensed and then became Brokers who specialized in Property Management. Patti and her husband joined a franchise brand called HomeVestors in 2007 and started buying rental property and flipping homes and in 2010 opened a property management firm to property manage for other landlords. While most licensed agents tolerate property management in hopes of someday "getting the sale", we LOVE the day to day process of helping landlords maximize their retirement vehicles!

What types of customers have you worked with?

Our customers range from people who bought homes in the last few years who are buying time for appreciation so they can sell (such as our friends in the military), to professional investors to intentionally buy for a maximum cash return. These investors typically have very different property types and goals. The first think we want to learn from a potential client is - What is your goal for the property?

Describe a recent project you are fond of. How long did it take?

We had several new military clients last year who tried to manage their rentals on their own when they were transferred to the opposite coast. In each case, the tenants they chose didn't pay and by the time the owner called us it was 6 months or more since they had income. I can't imagine waiting that long to take action on an eviction, but for people who are 1) so far away 2) unfamiliar with the laws and best practices and 3) have sympathy for their tenants, the situation can become a financial nightmare. It is so rewarding to be 6 months on the other side of that situation with the owner caught up on their bills and making positive cash flow! We like all our clients, but we love it when we can turn around what seems to be an impossible hole to dig out of!

What advice would you give a customer looking to hire a provider in your area of work?

I would highly recommend doing your research. Google the names of the companies and people who will be managing your property. Search the court records to find out how often they get sued! If they are sued and lose, do they pay their judgments? Unfortunately in life today, we need to "trust but verify". Good property managers do this not only with tenant screening, but also with vendors. Property Owners need to do their own due diligence before handing over they very expensive asset to a management firm.
