What is your typical process for working with a new customer?

Like a doctor, I start by assessing my clients' current situation, desired outcomes, and challenges. Based on conversations and active listening, I determine how best to facilitate the transitions desired by my clients. Whether working with buyers or sellers, I apply critical thinking and emotional intelligence to the task at hand, and develop a plan that gets the best results in the shortest amount of time. One area in which I'm extremely strong is digital marketing, which allows me to get up to 100x more views on a listed property than any of my colleagues. I can also draw interest from out of the area, attracting potential buyers who might be in a better position to afford a given property. When working with buyers, I'll take as much time as needed to educate and guide, and I'll show them as many homes as they need to see until they find what they want. No pressure, no stress!

What education and/or training do you have that relates to your work?

I've had advanced training in my career as a realtor and in specialized areas such as Charitable Giving of Real Estate. I'm also a highly trained communications specialist, bestselling author, and motivational speaker who has trained other realtors worldwide.

How did you get started doing this type of work?

Covid took me off the road as a speaker, inducing me to get my real estate license and pivot to a career I already understood well from my dealings with realtor clients.

What types of customers have you worked with?

First time home buyers. VA recipients. Downsizing baby boomers. Wealthy second home buyers. Investors. Divorced couples. Etc.

Describe a recent project you are fond of. How long did it take?

Jim's a carpenter who bought a house 18 years ago and converted it into an amazing rental property. But, when he decided it was time to stop being a landlord, he couldn't sell it. He tried twice, but its proximity to industrial features made it hard to sell, even though it was beautiful inside and out, and in an incredibly convenient area. After failing with two other realtors, he finally found us. I promised we'd get it sold. When a property has points against it, you need numbers... lots of people to look at it, because no matter what, it's right for somebody. But typical tactics aren't enough to draw that kind of interest. Using advanced digital marketing techniques that nobody else uses, we got his property seen by over 160 thousand people (Most realtors get about 4-5 thousand)! In the end, it our wide reach that got his home sold, for a great price.... to a buyer from Tennessee. If it weren't for our techniques, Jim would still be stuck with an empty rental house. Now, he's free!

What questions should customers think through before talking to professionals about their project?

Find out if your prospective real estate professional is experienced with digital marketing (most aren't) and if they're going to help you find out of state buyers if necessary. Also, ask how they calculate the value of homes they hope to list (this is often done wrong). And, do they hire professional photographers, videographers, drone pilots, staging consultants...? What is their marketing budget to sell your home? (many try to get away with spending almost nothing). Finally, how many viewings do they get on Zillow. Average is about 3-4 thousand. We average over 10 thousand.
