Apple Realty, Inc, specializes in Single family, duplexes and 4 plexes Homes. Our fee is a single 10% of rents collected, there are NO OTHER FEES, NO set up, NO re-leasing, NO inspection fees. We like to keep it simple. We are a small, very personal office, that takes pride in the homes we manage. Very hands on property management company, where we do our best to treat your investments as we would, and do, our own. With the same people in the office for over 20 years, you have consistency in your great care. We keep YOUR cost down as we have no employees, all of our maintenance and other services are all done by sub contractors, all are required to be licensed and bonded by the State of Washington. By using sub-contractors we can get the lowest cost, and best service for our clients. Our inventory is around 75 homes. Most within 45 minutes of our office, so we can do quick drive by inspections, easy short notice showings. We keep our costs low, so we can pass the savings onto you. The best thing we enjoy, is keeping your investment profitable. with good screening, high quality tenants, and good, quick repairs and upkeep. It is great to have a both happy owners and happy tenants.

What should the customer know about your pricing (e.g., discounts, fees)?

Our fee is 10% of the rents collected per month. There is a discount for multiple properties. There is no set up or rerental fee. The ONLY fee is the monthly charge.

What is your typical process for working with a new customer?

One of our property managers come to visit your home, discuss what we can do for you, and who we can best market and take care of your home, and give pointers on ways to do "touch ups" to make your home a better rental home, or to sell your home.

What education and/or training do you have that relates to your work?

30+ years experience in the property management business, plus taking care of my own rental homes.

How did you get started doing this type of work?

My dad owned Apple Realty, Inc. I worked side by side with him for the first 20 years, then purchase the company from him and sent him off to Hawaii to retire.

What types of customers have you worked with?

Our customer base is very wide. Some are military who purchased their homes, and are now serving in other parts of the world, some are retired and do not want to have to deal with the day to day operations, and some, because of the ever changing laws, do not want to deal with their tenants.

Describe a recent project you are fond of. How long did it take?

In the last few months, we have dropped a few of our lowest rental homes that were taking up a large share of our time. In the same time frame we have added a dozen or so new properties, and have them occupied with good rentals in less than a month. Right now, we are in need of 2, 3 and 4 bedrooms homes, we have tenants waiting to move in.

What advice would you give a customer looking to hire a provider in your area of work?

Find someone with experience, and who knows the laws of Washington State. Who is close enough to your home to actually take care of it.

What questions should customers think through before talking to professionals about their project?

The first question to ask, is do I have the "stomach" to deal with being a landlord. Most tenants are very good, a small percentage can cause issues like damages, late, or non-payment. One VERY important thing to realize, is that this is a home and it will required repairs and upkeep, no matter if it is rental home, or your personal home.
