What is your typical process for working with a new customer?

Every client and situation is unique, however the following is universal. 1. Asking what you would like to achieve? 2. Establishing wants and needs? 3. Creating a list of reasonable expectations. 4. Presenting Information About Brokerage Services form and Client-Agent representation agreement for signature to formalize relationship and establish fiduciary obligation.

How did you get started doing this type of work?

Growing up, I was obsessed with Legos and building toys. As I got older this interest morphed into a need to master all things real estate and building science. During my undergraduate years at University of Maryland I was picked to participate in new program that allowed me to get my State of Maryland real estate sales license before graduation and jump into the real estate industry head first. I quickly completed several transactions and never looked back.

What types of customers have you worked with?

My clientele: 1. Residential home sellers 2. Residential home buyers 3. Residential Income Property investor buyers and sellers. (1-4 unit property) 4. Apartment Complex Buyers and Sellers. (5-25 unit property being sold in a non-commercial capacity). 4. Representation of Renters seeking properties for lease. Property management and/or tenant acquisition services: Single family property, portfolio of two plus single family properties, multifamily (2-4 unit), apartment complex (5-25 unit), condos, and townhouses. My clients are local, out of town, individuals, couples, families, businesses, first time and 100th time. They run the gamut in experience, situation, and finance; the only common element is they all receive my full dedication to their success!

Describe a recent project you are fond of. How long did it take?

A client approached me and asked if I could find multiple newly built, residential Investment units that would be profitable day 1. They had been looking for 6 weeks and told me they know their request was not likely doable but they thought if anyone could get it done I could. I got to work and 3 days later had found two newly built townhomes, each already leased and fully profitable if they could be acquired at the price I determined. We placed offer and after a hard negotiation the seller relented and accepted offer. My client had exactly what they were looking for and I had met their challenge. My client was thrilled and I was delighted.

What advice would you give a customer looking to hire a provider in your area of work?

Do not make the mistake of minimizing the value and savings that using a skilled and experienced realtor will provide. If you look at actual statistics regarding real estate transactions with and without use of a realtor; the cost associated with use of a Realtor is more then paid for in additional buyer savings and seller profitability. National Association of Realtors stats show the following: 1. Home sellers achieve a sale price 20% higher when Realtor represented compared to equivalent transaction listed “for sale by owner.” (Info provided by the National Association of Realtors). 2. Buyers with Realtor representation paid on average 12% less on transaction compared to unrepresented home buyers.

What questions should customers think through before talking to professionals about their project?

Customers should have a general idea of what their ideal result and acceptable result look like. A good realtor will assist in determining whether or not a clients criteria is realistic.
